Choosing the right Lockbox Lockboxes are very crucial in that they are the entries into just about 90% of all properties with whomever living in the properties being the other 10%. Choosing the right lockbox can be vital in many ways such as for safety reasons and also for just the sake of knowing who was last in a property if items are missing such as the key to the lockbox or items in the home. Real Estate has changed so much in the past decade especially the last 5 years alone with how agents use lockboxes and technology. You’ll find many foreclosure properties using combination lockbox for very good reasoning. Most foreclosures are damaged and vacant. The bank already owns the property and a local Real Estate Agent usually just manages it until it’s sold. While combinations are used on foreclosure some agents still use combos on standard sale properties of course it’s each agents preference. Over the years I’ve found out that some clients eyes are always lurking and are looking at the combination code while the agent is entering it. I’ve also found that some agents were actually giving the combination code to clients so they could go view the property on their own and if they liked the property the agent would just write up the offer. How lazy is that? And dangerous for the client and if someone is still living in the property. I’ve also found some agents think the electronic lockbox is expensive and it’s the board way of getting extra money while the combo is less expensive. Well years ago exited Supra and entered the Sentrilock box. Both are electronic lock boxes. The Sentrilock box is the latest electronic lockbox. Agents who use this lockbox have control of the times agents can enter and for an agent to use this lockbox they must have a sentrilock key. The sentrilock key MUST be updated within a week’s time or it’s expired and because of this every time an agent uses this key it records the agents name, office, office phone number, cellphone number and time of entry. Great tool for identifying when someone has entered a property and it controls agent actually having to do some work and not giving any clients entry into a property without them even if the property is vacant. I personally prefer using Sentrilock boxes on ALL of my properties for the safety of my clients and just so that no one that’s not an agent can view any of the properties alone. One day codes depending on the local board allows an agent to not always have to be there to let someone in either. Some think it’s expensive $100 plus tax compared to $35 + tax but you can’t put a price on a clients safety and you get what you pay for. I’ve gone to many combination lock boxes and the key was missing. Usually someone purposely took the key and now you cannot even identify who did it.
