The basic checklist that needs to be crossed off is: 1) Title search when selling to builder or to buy list. 2) Survey when selling to builder. 3) HOA fees and impact fees if any? 4) Utilities: water, sewer, electric? 5) Wetlands? 6) Mineral rights? 7) Type of terrain? 8) Endangered species? 9) Roads: dirt, paved or landlocked?
